TLW Construction Named “Facility of the Year – Construction” by Modern Storage Media
We are thrilled to announce that TLW Construction has received one of the industry’s highest honors—Modern Storage Media’s 2021 Facility of the Year in the Construction category, awarded for our work on Life Storage at The Promenade in Scottsdale, Arizona.
Surmounting Major Site Challenges
Transforming a 3-acre, 20-foot-deep water retention basin into a fully functional, state-of-the-art self-storage facility isn’t just ambitious—it’s a testament to innovative engineering and perseverance .
From the outset, our team—alongside project owner 1784 Capital Holdings and architect RKAA Architects—faced daunting obstacles:
- Initial concepts like stilt-supported structures and shared driveways proved unfeasible.
- Tight site constraints called for creative solutions and careful maneuvering .
Engineering Ingenuity = Award-Winning Results
Facing these challenges head-on, TLW developed custom solutions:
- We shored up basin walls using shotcrete and waterproofing systems to create a watertight basement.
- Constructed a retention basin east of the building with vertical walls and water pumps.
- Built a temporary dam to isolate the basin and enabled phased construction.
- Installed drains, concrete culverts, and moisture barriers to ensure long-term protection from groundwater .
This meticulous approach turned a mosquito-infested bog into a visually stunning, fully operational facility—with a basement, parking, and life-ready infrastructure.
